Project description

In the middle of the historic town of Bad Wörishofen, an existing building site is to be redeveloped. The ground floor contains mainly commercially used areas. Correspondingly required parking spaces will be realised underground.
From the ceiling above ground level, a wooden building is to be erected on the Kreuzerareal in Bad Wörishofen. The reasons for this are obvious: there are a total of 5 regular storeys. This results in economical and sustainable planning and prefabrication processes entirely in the sense of a high degree of schedule and cost reliability.
In order to offer the commercial building the greatest possible flexibility on the ground floor, a skeleton construction method (columns with beams) is used. On all upper floors, on the other hand, the existing wall panels are used as optimal linear bearings for the BSB timber ceilings. In order to meet the fire protection requirements as simply and economically as possible, the access cores are conventionally raised in advance as solid construction cores, either as in-situ concrete or, if necessary, also as prefabricated concrete semi-finished parts.
The east and west façades blend in particularly well with the existing buildings thanks to a rear-ventilated precast concrete façade. The curved balconies adjoining the inner courtyard are structurally decoupled from the building and are supported by very slender steel columns, which are themselves part of the fall protection.
With the chosen construction method, a weekly construction progress in timber construction of approx. 500m² per storey and more can be assumed. The interior courtyard ceiling is designed to be used as temporary storage or as a pre-assembly area during the assembly period, so that Kneippstraße and Fidel-Kreuzer Straße can be maintained for pedestrian and road traffic.
